This is the third loan note Magna has released. From its beginnings as a residential developer focusing on the Greater London commuter belt, the developer has expanded its interests into hotels and resorts, including projects in the UAE.

The developer has a clear vision: to become a leader in PRS (Private Rented Sector) developments, luxury and executive hotels and resorts, mixed use development, global asset portfolio and the development of iconic buildings.

Magna focused on the advantage provided by the Permitted Development opportunity, with the conversion of empty office buildings into residential dwellings. Magna is now developing mixed use schemes, PRS/Build to Rent and town center re-development schemes, including executive hotels, as the pipeline expands, and the business matures.

 The Personnel

- Magna are led by Christopher Madelin. 

- The Madelin’s are an extremely well known family in the construction industry. Chris’ father is a Senior Bid Manager at Balfour Beatty while his uncle Roger Madelin is responsible for the £2 billion Kings Cross redevelopment and the £4 billion Canada Water redevelopment (please view the links below)

  • Creating luxury homes & hotels, based in London & Dubai

  • Asset backed security and debentures handled by independent FCA regulated trustees

  • Minimum investment £20,000 (payment accepted in Euro/Dollars/GBP)

  • 18 - month term

  • Executive & Non-Executive Directors have over 150 years of combined experience in construction, planning, investment, development, Hotels, finance and project delivery

  • *Only open to Sophisticated /HNW clients

  • ‘sophisticated’ or ‘high net worth’ investors. You will be required to complete a suitability questionnaire and sign a declaration that you are a suitable investor for this type of product before investing.

  • 18 - Month loan note

  • £4 Million raise

  • Income option – 14.25% Return (4.75% paid every 6 months)

  • Growth Option – 18% Return (capital and interest paid at end of term

  • A mixture of security will be placed over any acquisition, this will comprise of a debenture over the company, and then offer a mixture of first, second and third charges over the subsidiary companies that will be owned 100% by the company, the charges will be  placed on the assets and registered in favour of the security trustee and will be for the benefit of the loan note holders. There will be a final security as additional to the above - a personal share charge of the two directors Oliver Mason and Chris Madelin over their UK based company Magna Asset Management Ltd, these will be personal share charges and Magna Asset Management Ltd by the security trustee and will be for the benefit of the loan note holders.
